Standard Home Inspection

A home inspection consists of accessing the interior and exterior parts of home including the foundation, structural components, roof, HVAC, plumbing, and electrical systems.

We then provide a inspection report which includes information about the current condition of the home and issues with major systems. Our reports are easy to read and include pictures and diagrams.

Reports will be sent out by the end of the inspection date.

Pre-Drywall Inspections

The purpose of a Pre-Drywall inspection is to discover defects that could be concealed with drywall and insulation, including framing, mechanical systems, electrical and plumbing.

We make sure to do a thorough job during this inspection so that the builder has enough time to make any repairs before the drywall is installed.

New Construction Inspection

A New Construction Inspection is your last chance to catch anything that needs to be repaired while it is still the builder’s responsibility to fix it.

We recommend scheduling these in month 10 or 11 of the one-year new home warranty. This gives time for the inspection and submitting claims to the builder.

Re-Inspections

If you decide to request that the seller repair or replace certain components of the home and want to make sure the request was done properly; A Re-Inspection would ensure that the completed repairs were done correctly.

We offer Re-Inspections once defective components have been repaired or replaced.

Pre-Offer Home Assessment

Before placing an offer you can request a Pre-Offer Home Assessment. During this home walkthrough the inspector visually inspects the property to evaluate its overall condition.

Here is a list of what we will be evaluated:

  • Exterior assessment for termites, foundation cracks, trim or siding damage, damage to deck, and stoop structures

  • Crawlspace observations from the entrance for structural, moisture and ventilation/insulation related issues

  • Roof assessment from the ground

  • HVAC / Water Heater age, operation, and overall condition

  • Assessment of Electrical panel and general wiring

  • Interior observations for structural issues and signs of possible leaks

  • Attic observations for roof leaks or damage

With a Pre-Offer Home Assessment there is No Report.

Infrared Scan

An Infrared Scan is an Add-On Service that reveals:

• Hidden sources of mold, roof leaks, and plumbing leaks

• Electrical problems

• Heat and energy loss

• Missing insulation, ventilation issues
